Following a conditional approval from the 15th Landscape Review Committee in October 2024, the revised design incorporates refined aesthetic adjustments, enhanced public accessibility, and integrated media facade presentations to ensure the complex becomes a standout landmark for local and international visitors alike.
Project Vision and Architectural Redesign
The Phase 3 master plan spans a total gross floor area of 285,249 square metres across four basement levels and up to 26 stories above ground. While initial progress experienced delays due to shifting retail trends, pandemic disruptions, and rising construction material costs, Lotte presented an updated architectural concept designed by international architects to elevate the site’s status.
The revised plans feature:
* Luxury Urban Resort: A 26-storey hotel complex designed to offer high-end hospitality in the heart of Songdo.
* Premium Retail Hub: A 5-storey complex combining a resort-style premium department store with an open-air street mall.
* Enhanced Offerings: A curated blend of luxury brands, a theme park, and versatile cultural space designed to boost the international appeal of Songdo.
Construction Progress and Timeline
Lotte has actively advanced ground preparation and structural works to stay on track for a target completion by late 2026. Prior to the landscape design approval, progress updates revealed:
* Diaphragm Wall Construction: Successfully completed in March 2024.
* Geothermal Drilling: Finalised in September 2024.
* Foundation Piling: Scheduled to commence at the end of October 2024.
* Station Access Project: Construction on the direct underground connection to Exit 5 of Incheon National University Station is underway, involving excavation and temporary structure installation reaching a 35 percent completion rate.
Lotte plans to complete all building permit modification procedures by the end of 2024 to support full-scale construction through 2026.
